BRITISH LAND - CANADA WATER
Property developer British Land ’ s Canada Water project will be the first new town centre in London in 50 years - delivering a truly mixed-use new urban centre , built for the future .
Covering 53 acres , the Canada Water development is one of the largest mixed use regeneration projects in London .
Designated a London Opportunity Area , Canada Water is well located in Zone 2 , with direct transport links to Canary Wharf , The City , the West End , and Shoreditch via the Jubilee line and Overground . The area has also benefited from the opening of Elizabeth Line at Canary Wharf , with direct connections to Heathrow airport .
Over the next 10 years , the development will deliver up to 3,000 new net-zero homes , of which over 35 % will be affordable , circa two million sq ft of workspace for up to 20,000 workers , and around one million sq ft of retail , leisure , entertainment and community space including a new leisure centre for Southwark Council and a new public park .
It will also provide thousands of new jobs and training opportunities both during the construction and development ’ s future , working with key local partners to get local people into meaningful , sustained employment as part of the Masterplan . . The masterplan is being brought to life through a 50:50 joint venture between British Land and AustralianSuper , Australia ’ s biggest profit-to-member pension fund . The joint-venture , which was announced in March 2022 , has resulted in additional funding to progress the major regeneration scheme .
Phase 1 of the masterplan is already under construction and is expected to be complete in Q3 2024 .
Plot K1 will see the construction of 79 homes for Southwark Council on Roberts Close . All homes will be owned and managed by Southwark Council , with at least 60 of them as council homes at council rents .
Most of the homes will have two or more bedrooms , making them ideal for family living . Families will benefit from the location by Russia Dock Woodland and Alfred Salter Primary School .
Construction work began in the winter last year , with homes being built by contractor McAleer and Rushe and are expected to finish by the end of 2023 .
Recently , Southwark Council granted planning permission to develop two areas adjacent to the former Printworks , which include the new 3.5 acre park and pavilion , and a plot known as Zone G , part of the Canada Water Masterplan .
Zone G will provide 384 new homes with a 42 % affordable housing provision ( by habitable room ). The proposals also include a large new residents ’ podium garden and play space , which will create a green , safe , and welcoming area for people of all age groups to relax in .
The new park has been developed in close cooperation with the local community , taking inspiration from Canada Water ’ s industrial past and drawing upon its layers of history to give social meaning to a new public space . Such features include the celebration of the former Quebec dock edge running through the park , references to the old dock phrases being engraved into benches and street furniture , as well as the intention of reusing the trusses from the Printworks building to create the structures of the play area .
