PLANT BEDS 4.7 NARC Approval may be required depending on the requirements of your specific neighborhood. ACC approval is not required as long as all Master Guidelines are met. Exception: See paragraph # 6 below. 1. Obtain an application form from Kings Ridge Management Office located at the clubhouse. Submit the application form with a copy of the guideline, product data with specifications showing the landscape design(s), and any other pertinent information. Return your completed application to the Kings Ridge Community Management Office (CMO). Do not start construction of any improvement, alteration, or addition to any existing structure or make any site improvements or changes prior to approval. 2. Plant beds: The area in the front of the home between the hedges and the grass line. Annual and perennial flowers only, are permitted within existing beds without approval. Any other plantings such as shrubs, hedges, trees, etc., refer to the specific guideline i.e., 4.10 or 4.11. Rubber mulch, and artificial flowers or plants are NOT permitted. 3. Enlarged plant beds: a. If existing plant beds are enlarged, beds shall be at least 5 feet from any adjacent plant bed to allow for lawn maintenance and at least 5 feet from property lines for easement purposes. b. All additional plants and enlarged beds shall not interfere with access to repainting or repair of the outside of the homes. c. Homeowner shall maintain additional plants and enlarged beds including watering, weeding, fertilizing, pruning, thinning, trimming, and mulching if necessary. d. Homeowner shall provide and maintain additional mulch for all enlarged beds during the year the beds were enlarged. After that, the Neighborhood BOD may determine that their lawn maintenance contract will include the enlarged beds. If not, the homeowner is responsible for maintaining the mulch in these beds.
