6. Provide windows to match existing including inset (jamb return) and head height. New
windows may be a higher quality than existing.
7. Homeowner may choose from one of the following exterior door options.
a. A single standard door must contain clear or opaque glass; with or without a design
or grilles. No color glass is allowed.
b. A maximum of two of the same style doors may be chosen; double or triple sliding
glass doors, or glass French doors, with or without grilles.
c. All exterior doors referenced in this section shall match the same color scheme
approved for the house.
d. All doors must comply with applicable egress code requirements.
e. All components may extend from floor to original header near ceiling.
8. Paint entire exterior wall affected by this alteration to match house color scheme.
9. Homeowner shall control the work and conduct of all contractors on the site.
10. Homeowner shall immediately remedy any damage to the site and adjacent premises
caused by any contractor or worker. Failure to take such action in a timely manner will
be cause for the neighborhood association to correct said damage at homeowner’s
expense.
11. Neither the Kings Ridge Community Association, Inc. nor the neighborhood association
shall have or shall assume any responsibility for maintenance or warranty for
conversions and modifications to the existing home site.
