CONVERSION OF REAR PORCH TO LIVING AREA 1.1
ANY CHANGE TO THE OUTSIDE OF THE HOME REQUIRES BOTH NARC AND ACC APPROVAL
THE FOLLOWING INSTRUCTIONS APPLY FOR THE REQUEST TO CONVERT A REAR PORCH TO
A LIVING AREA, AND ARE REQUIRED FOR A KINGS RIDGE ACC APPLICATION FOR
APPROVAL.
a. Obtain an application form from Kings Ridge Community Management Office (CMO)
located at the clubhouse.
b. Attach to the application form a copy of the guideline, design diagrams, and the
product data with all specifications.
c. Return your signed, and completed Kings Ridge ACC Application for Approval with
all required information listed in #b above, to the Community Management Office
(CMO), for approval of both the NARC and the ACC.
d. Failure to provide the required information listed in paragraph #b above will result in
your application being returned or denied for insufficient information.
Call 811 before the start of any construction.
1. Do not start construction of any improvement, alteration, or addition to any existing
structure or make any site improvements or changes prior to approval. After receiving
approval from the ACC, obtain and pay for all permits that may be required by
governmental authorities. Upon completion submit copies of all permits to the CMO for
filing with your Architectural Application.
2. Proposed work shall start within 45 days of approval by the ACC and shall be completed
within 180 days of commencement. Time extensions may be granted by the NARC upon
written request.
3. Conversion and alterations shall not change the overall general appearance of existing
home and shall under no circumstances extend beyond the original footprint of the
home.
4. Preparation: Notify adjacent property owners of the proposed work and use all means
necessary to protect their premises from the work required by this improvement.
5. Construction: Infill existing openings with concrete masonry units or wood or steel stud
framing systems faced with cementitious coating to match existing adjacent surfaces.
Thickness of infill shall match thickness of existing construction.
