6. Approval may be rescinded by the NARC and/or ACC if installation is not maintained or
becomes obtrusive to the neighborhood residents.
7. Place lights within the (mulched tree and/or planting bed) and no closer than 8 inches to the
edge of the bed. Locate light fixtures not closer than approximately three (3) feet from each
other.
8. Fixture finish may include satin nickel, antique brass, bronze and black. Fixture may not
exceed 12 inches in height.
9. Lamp Wattage: Ground lights – white or light yellow not exceeding 11 watts. Ground spots
or floods – white or light yellow not exceeding 65 watts.
10. Solar Lights are permitted on the home site only within existing mulched
tree and/or planting beds. Place lights within the bed and no closer than 8 inches to the edge
of the mulch bed. Locate light fixtures no closer than approximately three (3) feet from each
other. Solar lights may not exceed twelve (12) inches in height above grade.
a. Homeowner may choose from the following finishes; satin nickel, antique brass, bronze,
and black. However, only one finish may be selected (they may not be mixed).
b. Decorative lights made to look like birds, animals or flowers, or any designs of this
nature are not permitted.
c. Twinkling, flashing, or color changing lights are not permitted.
d. The lights must be white and steady on.
11. Install light fixtures in a manner consistent with the purpose intended and position so as not
to be an annoyance to adjacent homeowners and their right to privacy.
12. Maintain lighting systems at all times in perpetuity.
13. Homeowner shall immediately remedy any damage to the site and adjacent premises
caused by any contractor. Failure to take such action in a timely manner will be cause for
the neighborhood association to correct said damage at homeowner’s expense.
14. Neither the Kings Ridge Community Association, Inc. nor the local neighborhood
association shall have or shall assume any responsibility or warranty for landscape lighting
and modifications to the existing home and site.
