RETENTION WALLS 3.6
ANY CHANGE TO THE OUTSIDE OF YOUR HOME REQUIRES BOTH NARC AND ACC APPROVAL
1. Obtain an application form from Kings Ridge Management Office (CMO) located at the
clubhouse. Submit the application form with a copy of the following; the guideline, plat survey,
diagrams, specifications, and a copy as indicated on #5 below. If blocks are being used (See #
6 below), product data with the specifications, and any other pertinent information. Return
your completed application to the CMO. Call 811 before the start of any construction.
2. Do not start construction of any improvement, alteration, or addition to any existing structure
or make any site improvements or changes prior to approval. After receiving approval from the
ACC, obtain and pay for all permits that may be required by governmental authorities. Upon
completion submit copies of all permits to the CMO for filing with your Architectural
Application.
3. Proposed work shall commence within 45 days of approval by the ACC and shall be completed
within 180 days of commencement. Time extensions may be granted by the NARC upon
written request.
4 The sole purpose of a retention wall, as addressed here, is to prevent or limit erosion of soil
or mulch by runoff of rainwater. Although the wall may enhance the appearance of the
property, this is not the purpose or intent of the wall. Therefore before considering a
retention wall, there must be an agreed on need for the wall by the resident, the NARC and
the ACC.
5. The design of the wall must take into consideration the minimum length and height to
solve the problem and how the water is going to be redirected. A written statement must
be obtained from any neighbor or neighbors that may be affected by the redirected rainwater.
This signed statement/s approving the proposed retention wall must be attached to the
architectural application. If the installation does not result in a satisfactory improvement to the
condition, the homeowner agrees to a further study of the problem with possible redesign or
removal of the wall.
6 . Blocks: The blocks used must be designed for use intended, i.e. ‘Retention Walls’. Pavers or
bricks may not be used to substitute for retention wall blocks. The color of the blocks must be
a subdued earth tone and must be approved by the NARC and the ACC. A color picture
and dimension of the blocks to be used may replace the need of obtaining a sample block.
7 . Installation: The exact location of the wall relative to the house, driveway and any screened
addition must be shown on a plat survey of the house and property. This drawing must
contain dimensions of the wall including length, design (curvature or straight) and height
above ground level. Also included must be arrows indicating the redirection of the flow of rain
water. The design of the foundation must be adequate to support the wall. A detailed
description of this foundation must be included.
