ANY CHANGE TO THE OUTSIDE OF THE HOME REQUIRES BOTH NARC AND ACC APPROVAL
1. Obtain an application form from Kings Ridge Management Office (CMO) located at the
clubhouse. Submit the application form with a copy of the guideline, diagrams, specifications
and product data, and any other pertinent information. Return your completed application to
the CMO.
2. Do not start construction of any improvement, alteration, or addition to any existing structure
or make any site improvements or changes prior to approval. After receiving approval from the
ACC, obtain and pay for all permits that may be required by governmental authorities. Upon
completion submit copies of all permits to the CMO for filing with your Architectural
Application. All construction, installation, and materials used on this project shall be in
accordance with the current edition of the Florida Building Code (Residential), including all
amendments and supplements.
3. Proposed work shall start within 45 days of approval by the ACC and shall be completed within
180 days of commencement. Time extensions may be granted by the NARC upon written
request.
4. Solar shade devices shall be fully supported and attached to the windows in the rear of the
home only. Solar shade devices shall be purpose made for use intended of flexible fabric and
mildew resistant; They shall be fully retractable and readily removable for maintenance and
painting of the supporting wall; Shall be of a color that blends with the exterior color scheme
of the home. Metal or fiberglass materials are not permitted. Fully retract shades when not in
use.
5. Awnings shall be fully supported from masonry walls on the rear of the home on a patio only.
Exception; Whitehall is the only neighborhood that may install awnings in the rear and side
yard of the home. The awning shall be fully retractable and shall be readily removable for
maintenance and painting of the supporting wall. Any other awning support such as poles or
legs are not permitted. Framework shall be a light color. Awnings may be installed on a patio
at the rear of the home only. The homeowner has the option of having the awning within a
screened addition, or over a non-screened patio. The patio must be in compliance with REAR
YARD PATIOS, GUIDELINE 3.4. The supporting framework and awning shall be a color that
blends with the exterior color scheme of the home. No design of any kind is allowed on
awnings in a non-screened patio. Awnings shall be purpose made for use intended of flexible
fabric and mildew resistant. Metal or fiberglass awning materials are not permitted.
Homeowner shall fully retract awning when not in use; shall fully maintain the integrity of the
installation. Homeowner shall repair or replace, faded, frayed, torn or otherwise damaged
awning fabric in a timely manner or be subject to the review by the NARC and ACC.
