4. GARAGE DOOR REPLACEMENT OPTIONS:
a. The homeowner may replace a garage door with the same design, or one as close
to the original design as possible. The door may be a solid paneled door or have one top
row of clear glass windows, with or without interchangeable screens.
b. Window styles may be added to the garage door. The Homeowner may choose from
one of the seven designs listed on page 3.
c. All windows must be installed in the top panel of the garage door.
d. Garage door paint colors must comply with Kings Ridge Guideline 2.9. Whitehall
homeowners must comply with Guideline 2.9.1
5. Homeowner shall maintain the aesthetic appearance of the garage screen enclosure,
garage door windows, and garage doors in good condition in perpetuity.
6. Homeowner shall control the work and conduct of all contractors on the site.
7. Homeowner shall immediately remedy any damage to the site and adjacent premises
caused by any contractor or worker. Failure to take such action in a timely manner will
be cause for the neighborhood Association to correct said damage at homeowner’s
expense.
8. Neither the Kings Ridge Community Association, Inc. nor the neighborhood association
shall have or shall assume any responsibility for maintenance or warranty for the
garage screen work, garage door windows, or garage door, and modifications to the
existing home and site.
GARAGE DOOR VENTS ARE NOT ALLOWED. However, the following garage door vents
were grandfathered per the Master Board of Directors on March 28, 2018: 3551 Westerham;
3562 Chessington; 2306 Fenton Avenue. When the garage door is replaced
the homeowner must abide by the current guideline.
