UNDERSTORY AND OTHER TREES 4.10.1 ANY CHANGE TO THE OUTSIDE OF YOUR HOME REQUIRES BOTH NARC AND ACC APPROVAL This guideline applies to the planting, removal and replacement of understory and other trees on the homeowner’s lot only. In all cases, the planting and removal of trees require the approval of the NARC and the ACC. The ACC and NARC will not measure or survey to make a determination whether any tree(s) are located on the homeowner’s lot. The responsibility and expense for determining lot lines, if any, rests solely with the homeowner. 1. REQUIREMENTS FOR A KINGS RIDGE ACC APPLICATION FOR APPROVAL a. Obtain an application form from Kings Ridge Management Office (CMO) located at the clubhouse. b. Include a copy of the guideline(s). c. Copy of the completed Irrigation Addendum form. d. Include a copy of your plot survey, or a detailed diagram. e. Indicate on the plot survey, or detailed diagram the type and location of the tree being removed, replaced, or first time planting; list on the plot survey, or detailed drawing the type and location of all trees existing on the lot. f. Indicate on your application the type of replacement tree, if applicable. g. Return your completed application to the Community Management Office with the following attachments: guideline(s), completed Irrigation Addendum form, and a copy of the plot survey, or detailed drawing. 2. Do not start construction of any improvement, alteration, or addition to any existing structure or make any site improvements or changes prior to approval. After approval of the ACC, proposed work shall start within 45 days and shall be completed within 180 days of commencement.
