2. CANOPY TREE IN THE FRONT OF THE HOMEOWNERS LOT
A minimum of one (1) canopy tree is required and shall be located in the front yard of each
residence. An existing canopy tree in the front yard shall be replaced with another canopy tree in
the same or similar location as long as it does not move closer to the property line than in its
original location. This should preserve the original aspect of the community while allowing a canopy
tree in the front yard. Exception; when a canopy tree encroaches beyond the lot boundaries, due
to reduced frontage, a canopy tree may be substituted with an understory tree. Undersized
frontage due to reduced widths, and pie shape lots, are commonly located on cul-de-sacs and
curved roads. (See Guideline 4.10.1 for list of Kings Ridge understory trees) Removal and
replacement tree must be approved by the NARC and the ACC. Replacement canopy trees shall be
in accordance with the City of Clermont: Canopy trees shall be container grown in a minimum 65-
gallon container. Canopy trees shall be a minimum of three inches in caliper, have a minimum six-
foot spread, and be a minimum of twelve feet in overall height immediately after planting.
3. APPROVED CANOPY TREES FOR KINGS RIDGE (May be subject to neighborhood restrictions)
a. Live Oak; quercues virgiana (Plant this tree in yards or areas that can accommodate
the mature size of approximately 40-80’ high and 60-100 ‘wide.)
b. Winged Elm; ulmus alata (Height 45-70’ and width 30-40’).
4. CANOPY TREE LOCATED ON SIDE OR REAR YARDS
a. Follow the instructions listed on page one for the removal of a canopy tree. It is the
homeowner’s responsibility to obtain a permit from the City of Clermont for removal.
b. If the homeowner does not have an understory tree located on their lot, they may be
required to replace the removed canopy tree with an understory tree. See Guideline
4.10.1 for the approved understory tree list for Kings Ridge. Replacement trees must
be in accordance with the City Ordinance: Understory species shall be a minimum of
eight feet in overall height immediately after planting with a four-foot spread.
Do not start construction of any improvement, alteration, or addition to any existing structure or
make any site improvements or changes prior to approval. After approval of the ACC, proposed
work shall start within 45 days and shall be completed within 180 days of commencement. Time
extensions may be granted by the NARC upon written request .
