physical obsolescence. We investigate the accuracy of
initial underwriting assumptions for clients who are
exploring a property acquisition. We conduct an in-
depth analysis of the property’s income and expenses
and risk and liability exposure. We also perform
a lease file audit, market comparable survey and
physical condition assessment. A key component of the transition is to formulate a
strategic financial plan consistent with the client’s
financial objectives. We begin by generating one,
three, five and ten-year financial performance models
and reporting projected cash flow expectations.
Details of the current financing and any existing
tenant concerns are also considered. Our integrated

your target tenants and maximize the value of your
investments while minimizing costs.
