November 2017 sales were at a mid level compared to November of 2016 and 2015 . November YTD sales of 1,096 are running 11.8 % ahead of last year ' s year-to-date sales of 980 .
Prices The Median Sales Price in November was $ 145,000 , up 9.1 % from $ 132,900 in November of 2016 and down 9.9 % from $ 161,000 last month . The Average Sales Price in November was $ 151,592 , up 4.7 % from $ 144,759 in November of 2016 and down 12.7 % from $ 173,700 last month . November 2017 ASP was at the highest level compared to November of 2016 and 2015 .

Inventory & MSI The Total Inventory of Properties available for sale as of November was 523 , down 2.8 % from 538 last month and down 12.5 % from 598 in November of last year . November 2017 Inventory was at its lowest level compared with November of 2016 and 2015 .
A comparatively lower MSI is more beneficial for sellers while a higher MSI is better for buyers . The November 2017 MSI of 6.5 months was at its lowest level compared with November of 2016 and 2015 .
