Plaster home with a historical WHRS claim (remediated) - three agencies asked to pitch for the listing opportunity

Agency one - indicates the selling price expectation should be around $440,000

Agency two - indicates "on a good day" it may sell for $550,000

Caine Statham lists the home with a Registered Valuation, Warranty and Fully Staged.

The home sold for $695,000

Results were $255,000 above Agency one's recommended sell price, and $145,000 above Agency two’s recommended selling price.

Premium Plaster Home

Vendors had been advised to sell for land value, due to a leak in the front lounge.

Caine Statham had the home tested, two leaks repaired, and the home was then repainted both inside and out, and new carpet was installed.

Land value was $360,000, when we met the vendor, final sale price 4 months later was over $900,000

Equity saved was $570,000!

Non plaster home - home had been listed with a large agency for 6 months at $720k but no offers. were received.

Caine Statham advised the vendor to repaint of the interior.

The house returned to market with a registered valuation and new interior and sold for $800k.

This resulted in increase in expected return of $80,000.

Large monolithic home that 3 agencies competed for to get the listing.

Two agencies citing similar sales indicated a final sales price may be from $920k to $1 million dollars

Caine Statham sells the home fully staged with a registered valuation and warranty for $1,120,000.

Resulting in the vendor being $120k to $200k better off.

These case studies clearly show that a sales system based around inspections and valuations, performed prior to going to market, supported by good staging, and a warranty that reduces purchaser risk, can have a demonstrable and meaningful difference to sales results.

For some vendors this can translate into hundreds of thousands of dollars being added to the final sales outcome.
