First contact
During the first contact , an Emma Villas manager asks the owner for preliminary information about the villa and for some photos of the structure and then makes an appointment for a visit . With the visit , the manager evaluates , also through a few technical photos , the presence of the minimum requirements necessary to be able to insert the property within the Emma Villas circuit : presence of park and swimming pool , quality of furnishings and finishes , accessories ( air conditioning , internet connection , satellite TV , etc .), ease of access .
Technical-economic evaluation
Our sales manager , through the documentation acquired during the visit , draws up an economic evaluation and a hypothesis of rentability of the property taking into account certain parameters : location , quality of the structure , furnishings and accessories present , as well as the market trend .
The contract
The relationship that binds Emma Villas to the owners of the villas we rent is usually formalized by a two-year mandate without exclusive representation , which sees us as the only operators appointed by the owner to market the structure . This allows us to operate in a focused and professional manner . Over the years Emma Villas has worked to seasonally adjust as much as possible , but the rental period for villas and country houses generally runs from April to October , with more sporadic rentals at Christmas , New Year and in the winter months , except for properties associating an element of specific tourist appeal with the winter season . By having clients sign a tourist rental contract and collecting the amounts due for the rents from them , Emma Villas is guarantee for the owner , relieving him of any worry or unexpected event that may occur during the booking process , including cancellations or waivers . The signing of the contract constitutes the first step of a path of collaboration that has as its objective the realization of continuous and lasting work , satisfactory for both . The inclusion on the website can take place as soon as the photographic service has been done , with the possibility of last-minute rentals even for the current season .
The visit of the Quality Inspector , the Property Dossier
Following the signing of the contract , the sales manager facilitates contact with the Quality Inspector who plans , together with the owner , the first post-acquisition visit . This is functional to the creation of the Property Dossier , a tool that contains all the information relating to the property and essential for its correct enhancement and promotion to clients .
