Emma Villas is the first buyer of villa rentals in Italy : Emma Villas carries out , through their qualified staff , an evaluation of the Villa on the basis of which , in agreement with the owner , a guaranteed annual income can be defined together with the weekly price for low , mid , high and very high seasons .
If you opt for the guaranteed annual income formula , this will still be paid to the owner even if the property is rented for a lesser number of weeks . In the event that the villa is rented for a number of weeks exceeding the guaranteed threshold and , in any case , in the event that the yield of the property exceeds that threshold , this will be integrated in the final balance at the end of the season . In addition to the guaranteed annual income formula , other types of contracts are also applicable , such as " dead freight " or solutions that guarantee the owner greater flexibility in the use of the villa .

Emma Villas , from the 2021 season , has provided the possibility for their clients to use Emma , a multifunctional App , developed in partnership with Vikey s . r . l ., which will allow them to :
• check-in online ;
• carry out via App the payment of the tourist tax ( where due ) and any lump-sum payments requested ( eg electricity , heating , extra cleaning for animals , etc .);
• purchase additional hospitality services ( eg extra cleaning ).
