Urban Design A 45m visual setback line protects the existing character of visual impact of the development by maintaining a landscaped foreground . The sloping topography of the site visually structures the site into a foreground ( landscaped terrace ), middle ground ( solid walled building set in cultivated / agrarian landscape with view corridors and perpendicular tree avenues leading to the mountain foothills ), and background ( forested foothills , slopes and mountain silhouette ).
The development is ‘ fragmented ’ into two blocks with narrow western façades on the R44 , instead of a single monolithic structure . The separate blocks allow for sightlines through to existing buildings behind . Existing view corridors from the R44 are respected . Due to the proximity and scale of adjacent buildings , only distant views are available from the corners of the new buildings , over the roofs of the existing urban fabric .
