has one or more electronic thermostats for the control of the space temperature within the shop . The system can effectively and economically accommodate changes in shop layout and tenant types found in a centre of this nature .
Each of the air handling plant rooms has an electronic control unit that displays all aspects of the plant ’ s operations and allows maintenance staff access to the performance settings of the unit . All of these air handling unit controls are linked on a BMS system accessible from an operator terminal in the maintenance manager ’ s office and via a dial-in modem from a remote location .
With their extended hours of operation , major anchor stores , the cinemas , restaurants , fast food outlets and certain shops in the ‘ food court ’ area are conditioned by dedicated constant volume chilled water air handling units . While similarly monitored by the central BMS , the tenants have complete control of the units via a remote control panel located in their shops .
Each of the restaurants and fast food outlets is provided with its own extraction and fresh air system for the kitchens . Public toilets within the complex are similarly ventilated .
It was a client requirement that each of the anchor tenants air-conditioning usage could be metered and billed on a monthly basis . This was achieved via the BMS system , which measured the cooling load and consumption of these tenants and compared it to the total cooling produced by the chiller plant .
The BMS prints a full report of the cooling consumption for each of these tenants and this would then represent a monthly percentage of the electricity consumed by the central chiller plant and the tenant is billed accordingly .
In order for the maintenance manager to access and monitor both the central chiller plant and air handling unit BMS at his operator terminal , they had to be interfaced via a BACNET network . Due to the distance between the two systems this could not be done effectively using a conventional wired network so an optical fibre network was installed , which has proven to be most successful in ensuring error free communication between the two BMS systems .
Long Beach Mall has been provided with the flexibility it requires in accommodating new shop layouts and diverse tenant needs , while ensuring an efficient , economical and long life air-conditioning system operation .
