The Long Beach Mall site lies at the foot of ‘ Ou Kaapse Weg ’, along the Peninsula tourist route in the heart of the picturesque Noordhoek and Sunvalley suburbs . It is positioned adjacent to an existing mall that had not kept pace with the demand generated from the growth of the predominantly middle class housing that neighbours the 9.5ha site .
It is bounded by environmentally sensitive wetlands and the design development involved strict liaison and co-operation with the local authorities and civic organisations . Due to its prominence and proximity to the housing areas , the scale of the development and its visual impact was a governing criterion in the resolution of the building form .
The rezoning requirements of the previously residential zoned site involved a rigourous Site Development Approval process that specifically revolved around the issue of the environmental impact of the building form and use .
Brief The constraints of the site configuration and the added restraints of a reconciliation of the zoning requirements resulted in a modulated elongated linear layout . The client ’ s brief to optimise the available bulk of 27,000m 2 first phase and eventual total lettable area of 34,000m 2 with the full parking complement of 1,850 bays implemented in the first phase also added to this requirement .
