are exposed and expressed as architectural elements ; structural steel portal frames , bagged brickwork , infill and shallow-pitch long span roofing . The sensitive massing is designed to suit the fast developing surrounding domestic landscape . The accommodation is divided into three interlinked buildings :
• 100m of line shops
• 2,000m 2 large Spar anchor tenant space
• A food pavilion
The rigorous structural grid is determined by optimum retail outlet sizes and shopfront glazing modules .
The shopfront line is independent of the structural frames and offers flexibility in individual design solutions . A secondary steel frame system accommodates a variety of shopfront types and configurations . Maximum flexibility could thus be achieved from hinged glazed shopfront doors to stackaway doors that create 5m openings .
In line with international trends in Shopping Centre design , early concept design decisions placed all available resources at the façade of the building and the piazza . A series of concept and design development models and large-scale exploratory drawings assisted in the iterative design process with the client .
The steel structure , which forms the edge of undercover walkways , also provides a framework for the dramatic display of retractable awnings , accent lighting and banners . The tenants are encouraged to use the awnings for sign-writing and may also adjust these awnings for sun and wind control . A vibrant colour range has been selected for the awning fabric and because the awnings are retractable , a continuously changing and dynamic façade unfolds .
