overall scale and volume of the space . The ceilings are well articulated with multiple planes . The lighting design has been a key element in creating a dynamic space . High level ceiling fittings provide the required light levels , with linear feature lighting forming a consistent rhythm to the ceiling modulation . Light fittings positioned on the demising columns and feature ‘ steel trees ’ create more interest . Custom designed light poles have been included in the central seating area to provide a more human scale to the overall space .
Concession seating is divided into two distinct areas . Food retailers , located around the central promotions court , have their own dedicated seating areas , contained within balustrade areas , while general concession seating is contained in the centre of the food court space and further zoned into more intimate spaces with the use of low wall structures .
The food retailers are positioned on either side of the central concession seating area , with the cinema complex and the entertainment / amusement arcade anchoring either end of the food court .
Shopfronts in the food court are all completely open as all tenants in this area are required to use roller shutters . The overall height of the shopfronts is over 4.8m .
Matt glazed porcelain tiles with polished porcelain patterned features have been used . The concession seating areas incorporate porcelain timber look tiles with stainless steel trims .
Existing Mall In addition to the extension of the existing centre , Liberty Properties brief was to upgrade , and in many instances , replace the existing HVAC and electrical systems in order to bring the building in line with similar properties in the Liberty portfolio . However , as the majority of the existing mall ceiling would have to be demolished to gain access to the existing systems and to replace with new equipment , Vivid Architects proposed a completely new mall ceiling design .
A significant increase in ceiling height was possible within the existing structural constraints . The existing ceiling was very low with bulkheads at 2.4m above the floor level . After analysing the structure and co-ordinating the new service run locations and zones , considerable height was achieved in the new ceiling design . This has had a major impact on the overall feel of the mall .
The ceiling design consists of a number of stepped rectangular bulkheads , with recessed planes painted in a darker tone to emphasise the horizontal planes of the ceiling design . In contrast , the ceiling design in the node areas has a central circular bulkhead .
The lighting design in the revamped mall area continues the theme of the food court , with the use of recessed cove lighting , custom designed strip lights and LED downlighters and metal Halide fittings . The new lighting design has further enhanced the high quality feel of the new mall areas .
The existing centre had an irregular shopfront line with varying mall widths , as well as disparate tenant shopfront designs . Vivid Architects rationalised the shopfront line and gained considerable rentable area , thereby justifying the complete replacement of the existing shopfronts . The existing very low shopfronts , some as low at 2.2m , were replaced with shopfronts with a height in excess of 3.8m . The colour and profile of the new shopfronts was kept consistent and signage positions and sizes of tenant signs was rigidly controlled to ensure that there was a clean , refined and consistent overall image to the new mall areas .
Large format porcelain tiles , laid in a contemporary pattern , were installed throughout the mall . Directory boards , the information kiosk , bench seating and bins were designed to complement the overall aesthetic .
The existing centre had an area defined as the ‘ mini mall ’; its intention was to accommodate independent retailers who otherwise would not be able to afford a mall location . However , the position of the existing mini mall in the existing centre was not ideal . Therefore , with the relocation of the food court in the redevelopment , a better planned and more accessible ‘ mini mall ’ has been created .
Construction Group 5 was the successful tenderer , and by coincidence , were the contractors of the original centre .
