Vehicles As with any retail development , unencumbered public vehicular access and egress to and from the site is of critical importance . This has been addressed with the provision of five entrances , conveniently distributed around the site perimeters . Internal vehicular circulation is provided via spine roads from which the bulk of the open parking leads off . Delivery vehicles are separated from public zones , with direct access roads provided to the Delivery Yards at the back of the stores out of public view .
Design Challenge Significant design challenges experienced , while planning the site layouts , were :
• the steep slope of the natural ground which falls by approximately 8m across the site ;
• then need to optimise visibility onto the site from the busy R40 road along the east boundary ;
• the creation of user friendliness with direct shopper access from the parking area to the shops ; This natural topography necessitated the design of a combination of cut platforms with filled areas to the lower portions and retaining walls along the new boundaries , in order that the buildings and their relationships to parking areas remain user friendly . In total , for the entire project , by completion , approximately 90,000m 2 of bulk earthworks have been carried out over the two sites .
Buildings The location of focal point buildings on the prominent corners of the site along the R40 road have been positioned to achieve optimal brand visibility from all directions , where all four façades of these buildings are exposed to either the R40 arterial road or retail centre on the site .
