Rigorous design and planning efficiencies have resulted in an efficiency ratio of GLA to gross building area of over 83 %. The general mall width is well proportioned and widens at the node areas , with a maximum ceiling height at the roof apex of 9.5m .
Considerable effort went into reducing the overall scale of the building when viewed externally , to avoid the typical ‘ suburban mall ’ image , where large blank façades surround an almost industrial roofscape . The facetted layout of the plan , as well as the central ridge profile with additional lean-to roof elements , is successful in modulating what is a very large roof area .
The three mall entrances are well defined and framed with stone clad portals on either side of a double volume glazed entrance shopfront , set back from the edge of the expressed ridge profile .
