Zevenwacht Mall is situated on the corner of Van Riebeeck and Polkedraai Roads ( Stellenbosch arterial ). Kuilsriver has seen extensive residential growth over the past few years and , with further residential development planned in the surrounding areas , there was a clear demand for a retail development that could serve both the immediate community and the greater winelands area .
DEVELOPER ’ S COMMENT Background In 2005 , initial marketing surveys had indicated that the demand from the Kuilsriver area would support a retail development of ± 25,000m 2 of GLA . Interest from national retailers convinced the developers that a regional offering rather than a neighbourhood centre would be the correct development approach . Additional sites were then acquired during the following 12 months and a total development opportunity of 47,000m 2 was planned , consisting of a retail centre in two phases totalling 42,000m 2 , and additional showroom opportunities of 5,000m 2 .
The intention of the developers was to appropriately size the retail offering so as to dominate the local market , thereby securing the centre ’ s market share against potentially competing developments in the future . As a result , 32,000m 2 was planned for phase 1 .
