Sustainability and Materiality The development has achieved its targeted 4-Star rating from the Green Building Council of South Africa under the Green Star SA – Custom Mixed- Use Design rating tool. Various environmentally sustainable initiatives have been employed throughout the development. The design incorporates appropriate passive responses to the differently orientated façades, including vertical and horizontal sun screening, light shelves and performance glass. Water-wise harvesting and drainage systems and greening initiatives have also been incorporated into the design.
The development boasts a unique Waste Management Plan, which addresses waste sorting, recycling, baling and reduction. The plan takes into account how waste is managed on both event and non-event days and encourages conscious on-site separation of waste by spectators, students, office workers and visitors. Concrete was chosen as a primary material for the NCG development because it offers both aesthetic appeal and cost-effectiveness. Its strength, durability and natural thermal mass result in buildings that require little maintenance and achieve high operating energy efficiency. It also improves the development’ s‘ passive survivability’ if services such as power or water are lost, increasing comfort for occupants and minimising energy demands for the city.
A Transit-Oriented Development Designed to be eco-friendly, the NCG is a transit-oriented development that uses the abutting Newlands Railway Station for rail and taxi commuters and a MyCiTi bus stop on Campground Road for bus commuters, while catering for the needs of pedestrians, cyclists and vehicle users.
