A lower ground floor accommodates secure parking and laundry facilities, as well as a fully equipped gym and dedicated yoga studio. Above this, a four-storey superstructure is arranged, with the ground floor carefully designed to activate the street edge.
Street Activation and Public Interface An integral part of the design was to establish a strong connection with the street. As part of this, the ground floor incorporates communal study areas, collaborative working spaces, and a shared lounge area that spills out onto a terrace and braai area that visually and physically engage the public realm. This activation of the street edge strengthens safety and promotes permeability.
Architectural Response Architecturally, the building responds sensitively to its heritage context. The façade is strategically stepped back in key areas to break down the perceived mass of the structure and align with the finer grain of neighbouring properties. These recesses create depth, shadow, and articulation, softening the overall scale.
Project Outcome The project demonstrates how thoughtful planning, considered architectural design, and teamwork can unlock the full potential of a restricted site while remaining aligned with a clear development philosophy. Abacus Group has set a high bar for student accommodation.
