Brief The client , Berman Brothers , has a long history of investing in the upgrading of the Sea Point precinct . Their intention was to transform a building that was an eyesore into a peoplefriendly architectural landmark that would make a contribution to bringing back confidence and vibrancy into Sea Point ’ s Main Road . The brief was to develop the area ’ s first AAA grade commercial building and create a state-of-the-art building that would attract a variety of upmarket tenants .
The Site The site takes up a full block in width and is surrounded on three sides by Main Road to the east , Ellis Road to the North and Milton Road to the South . The west boundary of the site looks over a single storey residential area with 9 storey blocks of flats in the background . These flats form the western edge of the Sea Point promenade overlooking the Atlantic Ocean .
The low scale of the surrounding buildings on all sides offers panoramic views of Table Mountain and Lions Head to the east and sneak views of the Atlantic seaboard to the West . Situated as it is on the edge of Main Road , commanding views to the north and south provide an interesting visual connection to the activities of this busy corridor .
Building Design The main design challenge was to reutilise the existing building fabric as effectively as possible ,
