The Equinox is an AAA grade commercial redevelopment of an existing office building situated at 154 Main Road , Sea Point . The original seven-storey face brick clad structure had become dated and , over time , the floors had been subdivided into a mix of small tenancies connected by narrow passages . The building had become difficult to maintain and inadequate provision of on site parking made it difficult to manage . The idea was to completely refurbish the building and substantially upgrade the common areas , especially the entrance foyer . It was essential to maximise the bulk to increase lettable area and improve the efficiency of the circulation spaces . The parking ratio would need to be dramatically increased and state-of-the-art access control provided .
Ultimately , comprising over 6,000m 2 of gross lettable area , The Equinox is one of the largest commercial buildings in the area . This space is mainly prime office accommodation with retail space opening out onto Main Road on the ground floor . A mezzanine penthouse space of ± 250m 2 was added to the roof and is currently being fitted out as a restaurant . A total of 74 secure parking bays are situated on the ground , first and second floors .
