The R300m Convention Tower Office building has been described as the most sophisticated and contemporary office complex in Cape Town . Testimony to its success is the fact that it faced limited tenant interest at construction commencement ; however , prior to completion , it was 100 % let , achieving the highest rental ever seen in South Africa for office accommodation .
The land situated alongside the Cape Town International Convention Centre ( CTICC ) is owned by Convenco whom since 2001 , had been seeking proposals from the private sector to develop the site . Architects , Dennis Fabian and Bermam submitted detailed proposals on behalf of various clients with differing briefs .
Each time , however , these proposals were rejected and the architects came to realise that the CTICC were reluctant to part with land that held the key to expansion of the exhibition space immediately alongside the southern end of their site .
The challenge of developing a multi-storey office building and parking whilst , at the same time , allowing for expansion of the CTICC ’ s exhibition space , spawned an idea from the architects . Real estate developers , Spearhead Property Management ( now Redefine ), clients of Dennis Fabian and Berman , then had to be convinced to formulate a proposal incorporating this idea that could be presented to Convenco .
The crucial point of this proposal was to allow 1,400m 2 of triple volume 9m high space that could be ceded to the CTICC , giving them the additional space they required . This was achieved by designing a 90m long 6m deep centrally supported
