Planning Rewardsco required 6,000m 2 of office floor area with Zenprop requesting that the balance of allowable bulk area ( 2,000m 2 ) be incorporated for additional tenants within the building . 320 parking bays were to be provided in an extension to the existing super basement parking podium . Rental efficiency was maximised by developing a 40 metre deep “ U “ shaped plan with a central core and atrium . This resulted in six office floors
above two levels of basement parking . An external gathering space at podium level extends internally to the central reception area which links through to a secondary entrance facing uMhlanga Rocks Drive . A large staff restaurant is located on the ground floor , with external terrace seating area ensuring visual activation of the podium streetscape . The balance of the ground and first floor are separately tenanted , with the second to fifth floors occupied by Rewardsco .
