Water
• Rainwater harvesting has been employed for the flushing of toilets ;
• Additional water metering has been installed
• Water metres are connected to the BMS ;
• Treated effluent will be used for irrigation ;
• Treated effluent will be used for the airconditioning cooling towers ;
• Pressure gauges to the fire protection system have been installed , negating the use of potable water for testing ;
• Low flow faucets reduce the use of potable water .
Materials
• A dedicated recycling room , close to the site , has been provided , as well as areas for collecting materials for recycling on each office floor ;
• An integrated office fit out was carried out together with the tenant so as to limit abortive work ;
• Recycled steel reinforcing was used ;
• HDPE piping was used in lieu of PVC ;
• The bulk of materials had to be sourced within 400km of the site .
• Insulating products with no ozone depleting substances were specified ;
• All external lighting for area lighting does not emit any light above the horizon , eliminating light pollution ;
• A generator which is compliant to Tier 3 emission standards ( exhaust pollution ) has been installed .
Conclusion Colin Anderson , a director of Rabie Property Group , which developed the building at a cost of around R130m , said while they had included numerous green building principles in some of their other recent developments , sharing a common vision with Aurecon had allowed them to develop a truly green building for the first time and to achieve the 5-star rating .
Emissions
• Refrigerants which have low ozone depletion potential were used ;
• The HVAC system was designed with a leak detection system ;
• Stormwater runoff has been minimised ;
• Stormwater quality will be improved by the use of a silt trap prior to leaving the site via the precinct storm water containment system ;
• The amount of water discharged into the sewer system has been reduced by specifying low flow water saving faucets , showers and cisterns ;
