• The glass envelope is the first building in Africa to have its entire glazed façade specified with frit-dot system glazing panels . These enamelled dots achieve a combination of benefits including solar control and shading , decoration and privacy . This glazing achieves a 30 % saving on energy consumption , as well as decorative shading and privacy . The client requested the frit-dot glazing as he had seen it effectively used overseas . Although the initial investment appears expensive there is no need to budget for blinds which reduces the overall cost and allows for a clear , aesthetically pleasing façade .
• The air conditioning system uses Mitsubishi ’ s heat recovery variable refrigerant flow system and is one of the most efficient HVAC systems per kilowatt of cooling capacity available today .
• An array of solar panels which supplement the grid fed power . The building rooftop is fitted with LG Neon r solar panels with an efficiency rating of 22.3 %, producing the highest power output per square metre .
• Energy efficient water heating and rain water harvesting system .
• The building relies solely on two borehole systems for all the buildings water needs .
