As is the case with the design of tall buildings , apart from considering statuary height restrictions , the wind factor was a critical challenge that needed to be overcome , especially being located on the edge of the Cape Town Foreshore which is synonymous with strong winds . The façade then in many ways took center stage as it became the focus of the design .
Façade Material Design The bold white frame element contains a modular façade around the prominent street corner . The modular façade was specifically designed with a pixelated pattern composed of glass and aluminium composite panels ( ACP ) to soften the strong regular lines normally associated with flush glazed façade systems , yet maintain regular openable window sections .
This pixilation pattern is completed by utilising metallic APC , some of them projecting out by 50mm from the vertical glass line . The arrangement of panels together with the glazing opacity and tint adds depth to the
