Planning Restrictions The site has a statutory height restriction of 38m above base level governed by the City of Cape Town Zoning Scheme . The development scheme was successfully applied for and approved with a height departure which allowed the building height to be 60m above base level . This allowed the developer to take advantage of the stunning views for the apartments and public bar and pool areas on the top floors as well adding an additional 6 floors with 150 units .
