Given the optimal location selected by Zenprop for a development of this nature, design constraints dictated a double level shopping centre and structured parking (over three levels) which resulted in value engineering strategies to achieve feasibility. Such value engineering strategies include maximisation of rentable area to building area, simplified roof design, rationalisation of circulation cores and a continuous skylight on the roof to increase natural light and, therefore, reduce the need for illumination. Overall, the total project cost for the development was circa R1.5Bn. Design Concept The Mall of the South design brief was conceptua0lised as double level, enclosed regional mall of circa 65,000m2 (GLA) with structured customer parking, with particular attention to detail in the following areas: • An abundance of natural light filtering through a continuous sky light along the entire roof scape of the building; • Generously apportioned public areas; • Main entrances to the mall are emphasised through increased scale, large volumes of glass and finishes; With a sleek aluminium and glass façade articulated with the Mall of the South logo, the shopping centre is located on the prominent position at the intersection of Swartkoppies Road and Kliprivier Drive in southern Johannesburg Mall of the South 25
