Technical Considerations An uncomplicated structure and envelope serve this project well in terms of budget, feasibility and outcome. Conventional reinforced concrete suspended slabs with 8,4m x 8,4m spans deliver a workable framed solution to the building. A combination of off-shutter concrete and masonry with double-glazed flush unitised façades form the primary office envelope, while large scale bespoke glass louvres applied to walkways generate naturally ventilated, rain-screened circulation galleries. From a mechanical services perspective, air-cooled HVAC delivers a flexible and The Boulevard efficient internal climate, being attenuated by high performance glazing. The Boulevard enjoys a 4-star Greenstar design and as-built rating with both passive and active initiatives having contributed meaningfully to achieve this sustainability status. Outcome A clear development directive from Growthpoint, a legible architectural agenda and a cohesive client and professional team served to steer this project to a highly successful outcome. The Boulevard is hopefully considered to be a touchstone for the small to mid-size urban mixed use model in its precinct context. As the building achieves full tenancy, the drive for a simple building with a resilient quality and sense of good urban manners, has patently paid off. 37
