Property developer Abland , and its partners Giflo , have invested R500 million in a luxury mixed-used development in the heart of Cape Town ’ s central business district .
“ The Rubik transforms its central-city location from having previously offered just three storeys of conventionally designed retail space to offering a truly mixed-use approach to urban planning and development . In addition to its 79 residential units , the project offers businesses the opportunity to secure office space in the heart of Cape Town ’ s commercial and retail district , in a building that ’ s designed for discerning individuals who appreciate elegance and unique , modern architecture ,” said James Cresswell , regional director for Abland .
Situated on the corner of Loop and Riebeek Street in Cape Town , The Rubik will invigorate the surrounding area and form a contemporary addition to the city ’ s skyline . Culminating in a height of 89m , the tower comprises an eleven-storey base including retail on the ground and first floors , seven storeys of office space and nine residential levels . The dynamic form of the tower will be highly distinguishable , featuring stacked glass box volumes that pivot around a central axis .
Designed by dhk Architects , the client brief was to produce a viable yet unique design for a mixed-use contemporary building that straddles the historical district and the more recently developed City Blocks North of Riebeek Street . The challenge was to maximise the structure ’ s mass and height while providing scale conducive to the surrounding context . To reduce the monolithic form of the building and prevent it from appearing overly dominant , the mass has been broken up into separate quadrilateral volumes and is further decompartmentalised by rotating each volume . The interior spaces
feature a minimalist design with high-end finishes , floor-to-ceiling windows and state-of-the-art technology .
The Rubik offers its sectional title apartment owners a choice from 46 one-bedroom , one bathroom units , 24 two-bedroom , two bathroom units , and nine two- and three-bedroom duplex and triplex penthouse units , with purchase prices starting at R2.15 million .
The residential units are above seven floors that offer 5,000m 2 of centrally located office space , available to rent or to purchase on a sectional title basis . Residents and commercial tenants will benefit from easy access to restaurants and upmarket retail outlets located on the building ’ s ground and first floors . The Rubik is scheduled for completion and occupation by August 2023 .
