he Docklands is a residential development with a retail component ideally located
in De Waterkant and within walking distance of Cape Town’s CBD, the V&A
Waterfront and a variety of superb restaurants and evening hangout spots. It is
located between The Foundary Courtyard to the North West and the MyCiti Depot to
the South East along Prestwich Street.
The brief from the developers, FWJK, called for the conversion of an existing 5-storey
office block to a new 10-storey luxury residential apartment block which necessitated
comprehensive architectural and structural engineering interventions.
The fast-track construction programme required a simplified architectural approach
whilst achieving a desirable level of architectural design that would deliver the expected
return on investment for investors at project completion.
Concept
The overall concept for the project derived its inspiration from the surrounding precinct
which imparts a contemporary design influence from industrial origins. The articulation
of various materials emphasised the contemporary industrial expression throughout
the project. Additionally, the development identified the need to meet the growing
demand for accommodation in Cape Town and more specifically accommodation close
to Cape Town’s CBD.
