Site and Town Planning The site comprised of four previous residential stands, with normal houses and outbuildings thereon, which were all demolished in terms of approved demolition applications. The site, which is the consolidation of the above four stands, is a narrow and rectangular stand with a limited northern boundary and a long western boundary (towards William Street) and eastern boundary (towards the neighbours). The size (only 5,103m² in extent) was a challenge as more than 300 apartments had to be fit onto the site. The town planning parameters included an uneven height restriction over the 50 entire stand. The height restriction varied from 7 storeys alongside Lynnwood Road to 4 storeys alongside Brooks Street. Design Parameters • The management of the western façade of the building in terms of part XA of the National Building Regulations (Energy Usage). • The management of the eastern façades of the building in terms of the neighbours’ privacy. • The management of the building’s masses in terms of the varied height limitations in the north- south direction. • The optimal use of all spaces and facilities, Apartments on William
