The building is specifically designed for those ever changing commercial environments in mind . Spaces are multi-functional and modular to allow the expansion or reduction of tenanted space . Consisting of both retail and office space , the building needed to spark that sense of community and atmosphere where all building users , and very importantly tenants , can feed off . With this ideology in mind , and through the specific mix of tenants , the building can benefit as it offers a wholistic product to the market improving on its sustainability .
PICK N PAY INLAND 2 DISTRIBUTION CENTRE , EASTPORT LOGISTICS PARK
Pick n Pay has embarked on the development of a new distribution centre ( DC ) that will replace its current DC operations at Longmeadow and three smaller facilities . Completion is earmarked for the first quarter of 2023 . The new DC will be located within Fortress REIT ’ s flagship logistics development , Eastport Logistics Park , along the R21 , Kempton Park .
The consolidated DC is designed to optimise productivity and efficiency by incorporating groceries , perishables , fresh produce , all general merchandise and imported goods all under one roof .
The facility , which will be in excess of 160,000m 2 , will incorporate expansion plans , future customer demand , hugely increase stock deliveries to stores while being able to hold slower moving lines . This will give customers an extensive but tailored product range without additional distribution costs .
From both a construction and logistics point of view the DC is designed around the latest methodologies and techniques . Construction methodologies include concrete tilt up walls and columns , creating a resilient and robust shell . The structural steel framing follows the racking profiles as tightly as possible to avoid excessive structural heights and reduces steel weights . Sky-formed , concealed-fix roof sheeting has been rolled in continuous lengths to avoid joints within the roof profile while ensuring limited damage to sheets extruded directly onto the roof . Tall internal racking requirements , which maximise the efficiencies of space , make the flatness of the warehouse floor a critical construction item of the DC .
