Site Description
The site is situated off of the A4260 just to the north of the main Kidlington High Street
and close to local employers at Station Fields industrial estate and the nearby Langford
Locks. The site is currently occupied by a twenty commercial units. There is a good mix
of both commercial and residential accommodation near the site.
Site Location
Kidlington provides excellent local amenities including a wide range of shops, banks, a
library, doctors’ and dentists’ surgeries and schooling for all ages. Gosford Sports Centre
has an indoor pool, a well equipped gym and squash courts. The village is particularly
well placed for easy access to the centre of Oxford, with a frequent bus service passing
nearby the development. It is also well positioned for the M40 to the North and the M4 to
the South. Kidlington is expected to see continued growth in property values with the
introduction of the Oxford, Water Eaton station just to the south of Kidlington. It was
recently mentioned in the Evening Standard as a place to invest for this reason.
Population
With a population of 15,500, Kidlington is classified as the largest village in England.
The village has grown considerably since the end of World War II with developments
such as Garden City in the 1950’s, Grovelands in the 60’s & 70’s and further
developments off Lyne Road in the 70’s & 80’s. This rapid growth and exceptional
public transport links has led to Kidlington being a desirable location for people who
work in, or around, Oxford but who need or want a more economical pound per square
foot for their property. This too is an attractive factor for the young professionals and
