These routes help to ease the level differences across the site and make reference to the meandering paths within the historic landscape associated with Keele Hall • A key route linking the development zone with the heart of the campus is proposed through the Horwood Hall site • A new social hub and reception is to be centrally located within the hall and linked by a wide paved route which sweeps through the hub from the north to the south east • Social spaces range from open accessible areas to pockets of intimate semi private spaces located within informal enclosures between town houses and cluster flats Layout • New terraced car park to provide efficient access to the heart of campus and to replace car parking displaced by development from car park E1 • Observatory Walk to be retained and enhanced • Woodland through the centre of the development is to be retained and enhanced . To the north of the site proposed buildings have been positioned to respect existing historic features and to respond to the orientation of Lindsay Court • To the south of the site buildings have been positioned to reflect the angled language of former glass houses across the site and to respect existing tree planting around the Hall ’ s boundaries • The landscape seeks to create a contemporary take on the historic landscape of Keele Hall with its formal avenues , curved paths and hedged gardens . The design includes curved , meandering pathways set in a simple palette of lawns , hedgerows and trees • A number of informal social spaces are created which are enhanced by naturalistic planting and smooth flowing and sloping lawns • A central shared surface plaza bridges the north and south of the site and defines a key location marking the point at which pedestrian routes north from the heart of the campus come together adjacent proposed hub facilities . In order to reflect this , we have adopted a contemporary approach to building location , orientation and public realm . The development works on a simple grid that aligns with the proposed built form whilst responding to existing routes and infrastructure • The public realm and open spaces are to be formed around strong linear routes linking north to south and east to west across Barnes Hall • New flexible open space is to link the proposed hub with University Drive , providing an attractive setting for the hub and a point of reference when travelling along University Drive . Layout • New buildings laid out on a grid and linked by strong linear routes • Mature trees between Barnes Hall and the sports area to the north to be retained • Routes are to be punctuated by contemporary planting including street trees arranged to emphasise the linear nature of the landscape , whilst softening the façade of buildings fronting these spaces • Surface water is to drain north east towards an existing pond and west into a new wetland arranged to provide visual interest and habitat within the heart of the hall Proposed New Social Hub and Reception Proposed Recycling Centre Proposed Secure Cycle Parking Proposed Townhouses Proposed Cluster Flats A B A Sustainable Approach A Considerate Contractor Keele University is dedicated to ensuring the campus remains one of the most sustainable and environmentally conscious in the country . In 2014 the University was one of the first higher education institutions to be awarded the Carbon Trust Standard . This award is the world ’ s leading independent certification of an organisation ’ s achievements in taking action on its environmental impact and tackling climate change by managing and reducing greenhouse gas emissions . Carbon Reduction The new developments will lead to an annual carbon reduction of approximately 300,000kg as a result of replacing old and inefficient buildings with highly energy efficient new ones . BREEAM BREEAM is a recognised assessment that sets the standard for best practice in sustainable building design , construction and operation . It is awarded to projects that can demonstrate low carbon and low impact designs , and that put measures in place to minimise energy demands created by the building . A number of measures will be put in place to ensure we achieve a BREEAM “ Excellent ” rating for the redevelopment . These measures will include : • Each of the three halls will be connected to a new high efficiency energy centre via a modern district heating network • Each new energy centre will incorporate a Combined Heat and Power system to provide heating for the Hall & electricity for sitewide use • Building mounted solar panel technology will be considered and implemented if feasible & beneficial to the developments • Green materials with good environmental rating and high recycled content will be specified • All new buildings will be constructed to a high level of airtightness to reduce heat loss & improve thermal performance • High levels of insulation , exceeding Building Regulations , will be used throughout • The water usage of the building will be reduced significantly by using very efficient water fittings • A or A + rated appliances and low energy light fittings will be used throughout • 90 % of the waste generated on site during construction will be recycled • A comprehensive recycling strategy will be put in place when the building is in operation Ecology The site is being surveyed to understand the ecological constraints and opportunities of the land . Existing landscape and lighting will be enhanced to improve ecological potential . Drainage The development will incorporate a Sustainable Drainage System ( SuDS ) to attenuate surface water runoff to an acceptable level . This system will comprise of natural basins ( known as swales and attenuation basins ) set sensitively within the landscape . These features will include wetland planting for biodiversity enhancement . Transport Proposals include significant improvements to cycle storage facilities with enhanced connections on campus and we are aiming for no net increase in car parking provision as a result of the residential proposals . Managing Construction In tendering the construction project a national constructor will be employed that has a demonstrable track record of working responsibly and collaboratively in residential locations . We will manage the construction of this redevelopment project to minimise any impact on the local community . This will include : • Ensuring best practice is followed by being a member of the Considerate Constructor Scheme • Keeping lorry movements to a minimum , ensuring constructor vehicles arrive just in time and do not park in the local area and keeping all roads to the site clean and clear • Limiting the hours of working – with no noise created outside of the agreed hours • Reducing dust , noise and vibration by monitoring levels on site and following best practice . • Ensuring that there is a dedicated point of contact for the construction site and that the local community is kept informed regularly throughout the progress of the project • Construction will be planned sensitively around student exam periods Welcome Welcome to the Public Exhibition of Keele University ’ s Student Accommodation Development Project Keele University has been working with specialist accommodation provider UPP to bring forward proposals to enhance and develop the accommodation on campus . It is home to a 70 acre Science and Innovation Park as well as an arboretum that boasts one of the largest collections of flowering cherry trees in the country . The National Student Survey awarded the University first place for student satisfaction in 2014 and 2015 , and the campus ranks in the top three of Times Higher Education ’ s good campus university environments and sixth place in the Daily Telegraph ’ s ‘ Britain ’ s most beautiful universities ’. Keele University ’ s Student Accommodation Development Over the last decade the University has invested over £ 140 million in the campus and infrastructure . The work so far includes : • The £ 2.7 million transformation of the campus centre and Students ’ Union Building • The Forest of Light , a walk-through installation designed to commemorate Keele University ’ s 50th anniversary • The work currently taking place at Barnes Hall of Residence , where an additional 453 student bedrooms are being built in time for Christmas 2017 Work has now begun on developing the next stages of the student accommodation project , which includes further development at Barnes Hall , the redevelopment of Horwood and Lindsay Halls , and the creation of a new student social hub at Holly Cross and The Oaks . The Development The initial proposals include plans for the development of new study bedrooms , increasing the total number of rooms by around 1,300 and new social hubs to be completed within the next five years . The modernisation and refurbishment of the halls will ensure Keele students enjoy some of the best accommodation facilities in the country and will enable the University to meet the rising demand for high quality , affordable accommodation on campus . Keele University is one of the fastest growing universities in the UK with an increasing number of domestic and international applicants each year . There is growing need for more rooms on campus in order to support the future growth in student numbers . By investing further in exceptional infrastructure that enhances the historic nature of the campus and promotes sustainable living , the University will build on its market leading position in terms of delivering the very best student experience . There is a need to expand room capacity to meet increasing demand for on campus accommodation resulting from growing student numbers wishing to live on campus beyond their first year . Some halls are coming to the end of their design life and are no longer suitable for an institution with Keele University ’ s world-class reputation . Several accommodation blocks have already been decommissioned and others require multiple improvements to their facilities . Social spaces are also limited and , as part of the redevelopment , new social hubs will be built into each of the University ’ s four halls . The functions of these hubs will be developed via a series of student focus groups . These redevelopments will take place at Horwood and Lindsay Halls and also form the next stage of the development that has already begun at Barnes Hall . These proposals include : The construction of approximately 2,300 high-quality , affordable rooms and the demolition of approximately 900 rooms that are beyond their usable life . The project is to be rolled out , in a phased way , over the next 4 to 5 years . The finished project will see approximately 4,300 rooms in total allowing us to respond to the growing desire for places at Keele University and to provide current students with accommodation that reflects their needs . The project will deliver a range of accommodation choices for students , including standard accommodation , townhouses with shared facilities and en-suite bedrooms . Social Spaces We will enhance the sense of community on campus through the construction of four new student hub buildings , each of which will be designed with a central space providing a heart for every hall . The hubs will include flexible spaces to support the social and operational needs of the residential community and act as the central reception for each hall . In keeping with our desire to reflect the needs of the student community , the functions of these hub buildings will be developed in detail during discussions with Keele University students . In addition , our proposals may include the construction of a new dedicated postgraduate hub to replace the existing Keele Post-graduate Association ( KPA ) Clubhouse . These routes help to ease the level differences across the site and make reference to the meandering paths within the historic landscape associated with Keele Hall • A key route linking the development zone with the heart of the campus is proposed through the Horwood Hall site • A new social hub and reception is to be centrally located within the hall and linked by a wide paved route which sweeps through the hub from the north to the south east • Social spaces range from open accessible areas to pockets of intimate semi private spaces located within informal enclosures between town houses and cluster flats Layout • New terraced car park to provide efficient access to the heart of campus and to replace car parking displaced by development from car park E1 • Observatory Walk to be retained and enhanced • Woodland through the centre of the development is to be retained and enhanced . The design includes curved , meandering pathways set in a simple palette of lawns , hedgerows and trees • A number of informal social spaces are created which are enhanced by naturalistic planting and smooth flowing and sloping lawns • A central shared surface plaza bridges the north and south of the site and defines a key location marking the point at which pedestrian routes north from the heart of the campus come together adjacent proposed hub facilities . In order to reflect this , we have adopted a contemporary approach to building location , orientation and public realm . The development works on a simple grid that aligns with the proposed built form whilst responding to existing routes and infrastructure • The public realm and open spaces are to be formed around strong linear routes linking north to south and east to west across Barnes Hall • New flexible open space is to link the proposed hub with University Drive , providing an attractive setting for the hub and a point of reference when travelling along University Drive . Layout • New buildings laid out on a grid and linked by strong linear routes • Mature trees between Barnes Hall and the sports area to the north to be retained • Routes are to be punctuated by contemporary planting including street trees arranged to emphasise the linear nature of the landscape , whilst softening the façade of buildings fronting these spaces • Surface water is to drain north east towards an existing pond and west into a new wetland arranged to provide visual interest and habitat within the heart of the hall Proposed New Social Hub and Reception Proposed Recycling Centre Proposed Secure Cycle Parking Proposed Townhouses Proposed Cluster Flats A B A Sustainable Approach A Considerate Contractor Keele University is dedicated to ensuring the campus remains one of the most sustainable and environmentally conscious in the country . In 2014 the University was one of the first higher education institutions to be awarded the Carbon Trust Standard . This award is the world ’ s leading independent certification of an organisation ’ s achievements in taking action on its environmental impact and tackling climate change by managing and reducing greenhouse gas emissions . Carbon Reduction The new developments will lead to an annual carbon reduction of approximately 300,000kg as a result of replacing old and inefficient buildings with highly energy efficient new ones . BREEAM BREEAM is a recognised assessment that sets the standard for best practice in sustainable building design , construction and operation . It is awarded to projects that can demonstrate low carbon and low impact designs , and that put measures in place to minimise energy demands created by the building . A number of measures will be put in place to ensure we achieve a BREEAM “ Excellent ” rating for the redevelopment . These measures will include : • Each of the three halls will be connected to a new high efficiency energy centre via a modern district heating network • Each new energy centre will incorporate a Combined Heat and Power system to provide heating for the Hall & electricity for sitewide use • Building mounted solar panel technology will be considered and implemented if feasible & beneficial to the developments • Green materials with good environmental rating and high recycled content will be specified • All new buildings will be constructed to a high level of airtightness to reduce heat loss & improve thermal performance • High levels of insulation , exceeding Building Regulations , will be used throughout • The water usage of the building will be reduced significantly by using very efficient water fittings • A or A + rated appliances and low energy light fittings will be used throughout • 90 % of the waste generated on site during construction will be recycled • A comprehensive recycling strategy will be put in place when the building is in operation Ecology The site is being surveyed to understand the ecological constraints and opportunities of the land . Existing landscape and lighting will be enhanced to improve ecological potential . Drainage The development will incorporate a Sustainable Drainage System ( SuDS ) to attenuate surface water runoff to an acceptable level . This system will comprise of natural basins ( known as swales and attenuation basins ) set sensitively within the landscape . These features will include wetland planting for biodiversity enhancement . Transport Proposals include significant improvements to cycle storage facilities with enhanced connections on campus and we are aiming for no net increase in car parking provision as a result of the residential proposals . Managing Construction In tendering the construction project a national constructor will be employed that has a demonstrable track record of working responsibly and collaboratively in residential locations . We will manage the construction of this redevelopment project to minimise any impact on the local community . This will include : • Ensuring best practice is followed by being a member of the Considerate Constructor Scheme • Keeping lorry movements to a minimum , ensuring constructor vehicles arrive just in time and do not park in the local area and keeping all roads to the site clean and clear • Limiting the hours of working – with no noise created outside of the agreed hours • Reducing dust , noise and vibration by monitoring levels on site and following best practice . • Ensuring that there is a dedicated point of contact for the construction site and that the local community is kept informed regularly throughout the progress of the project • Construction will be planned sensitively around student exam periods Welcome Welcome to the Public Exhibition of Keele University ’ s Student Accommodation Development Project Keele University has been working with specialist accommodation provider UPP to bring forward proposals to enhance and develop the accommodation on campus . It is home to a 70 acre Science and Innovation Park as well as an arboretum that boasts one of the largest collections of flowering cherry trees in the country . The National Student Survey awarded the University first place for student satisfaction in 2014 and 2015 , and the campus ranks in the top three of Times Higher Education ’ s good campus university environments and sixth place in the Daily Telegraph ’ s ‘ Britain ’ s most beautiful universities ’. Keele University ’ s Student Accommodation Development Over the last decade the University has invested over £ 140 million in the campus and infrastructure . The work so far includes : • The £ 2.7 million transformation of the campus centre and Students ’ Union Building • The Forest of Light , a walk-through installation designed to commemorate Keele University ’ s 50th anniversary • The work currently taking place at Barnes Hall of Residence , where an additional 453 student bedrooms are being built in time for Christmas 2017 Work has now begun on developing the next stages of the student accommodation project , which includes further development at Barnes Hall , the redevelopment of Horwood and Lindsay Halls , and the creation of a new student social hub at Holly Cross and The Oaks . The Development The initial proposals include plans for the development of new study bedrooms , increasing the total number of rooms by around 1,300 and new social hubs to be completed within the next five years . There is a need to expand room capacity to meet increasing demand for on campus accommodation resulting from growing student numbers wishing to live on campus beyond their first year . Some halls are coming to the end of their design life and are no longer suitable for an institution with Keele University ’ s world-class reputation . Several accommodation blocks have already been decommissioned and others require multiple improvements to their facilities . Social spaces are also limited and , as part of the redevelopment , new social hubs will be built into each of the University ’ s four halls . The functions of these hubs will be developed via a series of student focus groups . These redevelopments will take place at Horwood and Lindsay Halls and also form the next stage of the development that has already begun at Barnes Hall . These proposals include : The construction of approximately 2,300 high-quality , affordable rooms and the demolition of approximately 900 rooms that are beyond their usable life . The project is to be rolled out , in a phased way , over the next 4 to 5 years . The finished project will see approximately 4,300 rooms in total allowing us to respond to the growing desire for places at Keele University and to provide current students with accommodation that reflects their needs . The project will deliver a range of accommodation choices for students , including standard accommodation , townhouses with shared facilities and en-suite bedrooms . Social Spaces We will enhance the sense of community on campus through the construction of four new student hub buildings , each of which will be designed with a central space providing a heart for every hall . The hubs will include flexible spaces to support the social and operational needs of the residential community and act as the central reception for each hall . In keeping with our desire to reflect the needs of the student community , the functions of these hub buildings will be developed in detail during discussions with Keele University students . In addition , our proposals may include the construction of a new dedicated postgraduate hub to replace the existing Keele Post-graduate Association ( KPA ) Clubhouse .
