GENERAL NEWS From the MD’s desk By Sandy Kelly Firstly, a huge congratulations to His Excellency Dr Mokgweetsi E.K Masisi and the Botswana Democratic Party on the resounding success in the recent elections and HE’s ascendency to his next term in office. Whilst we have been apolitical and continue to be so, we have been critical of government at times, however we support the fact that Dr Masisi has secured a massive mandate from the Batswana to put our country back on track. We have already seen the results of his actions and no doubt will see further positive impact shortly and throughout the next five years and beyond. In terms of the economy, the whole world is experiencing challenges and Botswana is not excluded with the reduced diamond sales and production suffering as a result. What do we, in the property industry have to look forward to in 2020? With the long-term government bond rate continuing to trade at its lowest levels almost in history, yields will continue to be relatively low for good quality stock as the competition for assets remains high. Here, at Time Projects, we have an incredibly strong pipeline of developments both underway and due to commence during the year. We are about to start the P108m Lobatse Mall Shopping Centre; we have a similar mall due for Letlhakane in the planning stage; a development in Francistown which will have retail, hotel, offices and residential components. The Setlhoa Retail Park consisting of mini showroom/warehouse units sold on sectional title due for completion in the second quarter of 2020 will also complement this hub which is fast becoming one of Gaborone’s strongest business nodes. Following on from there, the Sebele Lifestyle Centre should start mid 2020 bringing a new dimension to Botswana’s trading space. In the new CBD we will be developing the first office building of Prime Plaza Phase II for PrimeTime. In the Showgrounds, a new two or three building office complex is due to start shortly as soon as end users are secured. The Showgrounds already has a strong Time Projects flavour with properties that we have developed including Deloitte, BancABC, Showgrounds Close, The Office, Letsema Office Park, KPMG & AFA buildings.
