Annual meeting reminder
Just one more reminder about the annual meeting , set for May 19 at 6:30 p . m . It is important that you turn in your ballots either by mail or drop them off at the clubhouse . They will be mailed out the first week of May . There are no major issues on the agenda , but this is a great opportunity to hear from the board and staff on the state of our HOA . It is also the members ’ meeting . You will have the opportunity to address the board , ask questions , or simply voice a comment or concern .

An update about real estate in Charbonneau

The maintaining of property values is a very important objective of any homeowners association . The Community Association Institute puts it in the top five . For

CCC , it probably is in the top three .
There are many things in the real estate market that we , the board , have no control over . Supply , demand , interest rates , natural disasters , the pandemic and changing demographics play a significant role in determining prices . What the board believes as a fundamental principal in governing the HOA is to always be aware of the things that we can control .
With that in mind , I reached out to three of the most knowledgeable people in Charbonneau when it comes to real estate : Lisa Willett , principal broker with Hasson Company Realtors , Marla Rumpf , broker / owner of Windermere Real Estate , and Lynda Huber , broker / consultant with Equity Oregon Real Estate . I want to thank them for their time and input for this article .
The amenities and activities offered here in Charbonneau are obviously a real plus for prospective buyers . Realtors direct prospective buyers to the Villager and to the website to highlight the many activities and events sponsored by the CCC . Historically , we have always held

our own in terms of values remaining constant or increasing over time . We are an insulated , niche community with great appeal .
As we have seen , there are very few homes for sale here in Charbonneau . And those that do hit the market usually get an offer within a very short time . Some may take a little longer due to price or the need for extensive remodeling . Most of the realtors that work here in our community have a list of prospective buyers that they keep informed as houses come on the market . Charbonneau has experienced a turnover of about 30 % in the last five years . The fact that the pandemic has forced many people to stay home and appreciate their neighborhoods makes Charbonneau even more appealing . People enjoy the surrounding beauty ( even the ice sculptures ) and the ability to participate in community activities if they choose . The HOA has a strong influence in this .

they don ’ t like it or have grown tired of it . Most leave because of advancing age and health reasons ( maybe move to Spring- Ridge ). Some move to be closer to family or simply to move to a warmer climate . The professionals offered some tips if you are one of those thinking about selling : n First , contact a professional and get a market analysis .

� Look at your home through buyers ’ eyes .
� Declutter and clean .
� You are selling a house , not your home .
� Prepare emotionally to let go of “ your ” home .
� Curb appeal , clean windows , remove as many personal items as possible , touch up paint , and working light bulbs may sound obvious , but common sense is the key .
