Fueling this decline in inventory, closed sales increased 5% in 2015 over 2014. The average sale price of property sold in Sea Pines was down due to fewer upper-tier/oceanfront sales last year. AVG DOM 166 61 121 Home sale activity in Shipyard picked up nicely in 2015 when compared to the sluggish year of sales in 2014. In fact, 14 homes in Shipyard closed during the year! Also, keeping in mind that villa sales play a big role in the Shipyard market, it’s exciting to report that the average sales price of sold villas rose by 4%, while at the same time the number of villa sales saw a healthy 7.9% increase when compared against 2014. In all, Shipyard’s trending is positive! AVG DOM 294 283 121 2015 began with only 3 active listings on the market, yet by springtime the number of active listings increased back to a more “normal” level of 10, and inventory remained near this point for the balance of the year.
