Sea Pines remains a primary market driver due to its size and
wide array of offerings. 2015 ended with less than 140 homes
on the market, down dramatically from the consistent-250 listed
homes that we saw during the market-down-turn years. Fueling
this decline in inventory, closed sales increased 5% in 2015 over
2014. The average sale price of property sold in Sea Pines was
down due to fewer upper-tier/oceanfront sales last year.

Home sale activity in Shipyard picked up nicely in 2015 when
compared to the sluggish year of sales in 2014. In fact, 14 homes in
Shipyard closed during the year! Also, keeping in mind that villa
sales play a big role in the Shipyard market, it’s exciting to report
that the average sales price of sold villas rose by 4%, while at the
same time the number of villa sales saw a healthy 7.9% increase
when compared against 2014. In all, Shipyard’s trending is positive!

2015 began with only 3 active listings on the market, yet by
springtime the number of active listings increased back to a more
“normal” level of 10, and inventory remained near this point for
the balance of the year. There were not as many sales in Spanish
Wells in 2015 as in 2014, but there were 2 deep-water sales and
2 additional deep-water listings under contract during the final
weeks of December, giving a boost to the start of 2016.
