SITE DESCRIPTION
The site is a lot with a contour that falls from the north (top) to the south (bottom) but rises
from the road to the shared drive before falling again with smaller to medium sized retaining
walls for full site usage. The site is of a regular shape, its dimensions and orientation as are
more fully depicted on the attached Record of Title and above aerial with drive on access and
street frontage to Normandale Road. The ½ 1615 m 2 site is serviced with normal services of
gas, electricity, water and sewage and being hillside elevated spot enjoys great suburb and
harbour valley views while having minimal protection from the southerly and some from
northerly winds.
IMPROVEMENTS
A two storey dwelling erected circa 1995. Construction is of a chip coated metal tile roof
