LOCALITY
The property under review is situated on the western side of Normandale Road Normandale
Lower Hutt. Lower Hutt city with a population of about 100,000 is situated within a
valley and on the surrounding hills 15 kilometres north-east of Wellington, adjacent to
the Wellington Harbour. The Hutt River flows through the centre of the city, with the
majority of the city lying east of the river. The city’s position allows easy access to
native bush, beaches, parks and regional reserves.
Normandale is part of the elevated hill area to the west of the Lower Hutt City called the
Western Hills with views over the Lower Hutt basin. It is a reasonably well established
area with an age of housing stock ranging from predominantly the 1950’s through to the
present day. There are no real local amenities with a small shopping centre and primary
school in adjoining Maungaraki although Lower Hutt City is close by (2 kilometres
distant) with its extensive range of commercial, educational, cultural and recreational
facilities.
Easy access is available onto the Wellington suburban motorway at the either the Dowse
or Melling interchange, while Melling or Lower Hutt stations provide ready access to the
Wellington commuter railway.
Normandale Road running up to and beyond Poto Road being one of the main access
roads in the suburb. Homes here are medium to larger sized family designs with price
levels now from $475,000 through to $900,000 depending upon their size and
presentation plus views enjoyed.
