McClellan Park and maintenance hangars, and historical buildings we’ve repurposed. The west side is more industrial. That’s where we have 7 miles of on-site rail served by both Union Pacific and BNSF (Railway). The west side is also where we see our future development happening; we’re entitled to develop up to another 5 square miles on that side.” McClellan already has added hundreds of thousands of square feet of new buildings, including a 417,637-squarefoot building constructed on spec but already leased to Amazon; approximately 220,000 square feet of recently completed cold storage for United States Cold Storage; and a 355,000-square-foot warehouse under construction for US Foods. Giannotti says plans include three more buildings comprising 400,000 square feet of warehouse space, scheduled to break ground in spring 2021. An array of companies — nearly 250 commercial and airport tenants, including a handful of government entities — have been drawn to McClellan Park over the last two decades. Amazon is perhaps the highest profile one, but others include construction supplier Hydra Logistics Group; Packaging Corporation of America; solar panel company Sunergy America; Villara Building Systems; drone manufacturer Kratos; Siemens Mobility Customer Services; DirectTV/AT&T; fabricator Berger Steel; data centers Consolidated Communications, Prime Data Centers and Quest; and McClellan Jet Services, which operates out of Sacramento McClellan Airport and performs aircraft maintenance and storage. McClellan also includes nonindustrial tenants. California State Parks leases space for its museum collection center containing millions of artifacts and records. Twin Rivers Unified School District has 300 employees, while Gateway Community Charter hosts staff members as well as more than 1,500 students. The Aerospace Museum of California — formerly the McClellan Aviation Museum, which was established in 1986 — features a 4-acre outdoor air park and a collection of aircraft, rockets, artifacts and engines. The Lions Gate Hotel and Conference Center includes guest cottages, houses and suites, extended-stay accommodations, and banquet rooms for events of all kinds. “I see McClellan as Sacramento’s brightest business park in terms of size, occupancy, renovations and amenities,” says Giannotti. “We have a proven identity, recognition by the industrial marketplace and a great location that will be a gateway for new development.” Jessica Laskey is a freelance writer based in Sacramento and Dallas.
