Kelley’s team made sure to repurpose
as much of the existing infrastructure as
possible — known in developer speak as
“adaptive reuse” — not only in respect
for the base’s history, but also concern
for cost savings where possible. Infrastructure
improvements like new sewer,
electrical and water systems were made,
as well as general improvements like
new roofs, modified parking lots and
exterior lighting. The location — right off
Interstate 80, in proximity to downtown
and accessible by rail, air and road — and
massive footprint worked to the developer’s
advantage.
“The early development of the base
in the ’30s and ’40s occurred on the
east side of the airport’s main runway,”
explains Ken Giannotti, senior vice
president of leasing and marketing at
