Industrial Growth A National Trend “ Industrial development is active all across the country ,” says Kevin Ramos , chief investment officer of commercial real estate investment management company Buzz Oates , which just completed its sixth project at Sacramento ’ s Metro Air Park for a total of 1.9 million square feet .
As companies work to shorten supply chains broken by the pandemic , Ramos says “ they ’ re going from ‘ just in time ’ inventory to ‘ just in case ,’ building more domestic storage capacity .” As a result , industrial development in the Capital Region is above average . But with vacancy rates at half their normal level , Ramos says he will shortly start on another four projects totaling 950,000 square feet . “ We ’ re like a hotel ,” he says . “ When you start to fill up , you build another one .”
Troy Givans , economic development director for Sacramento County , says that industrial activity is also expanding into the former Mather and McClellan Air Force bases , which are being reinvented as industrial hubs . “ Right now , we are trying to keep up with the volume as several million square feet of projects are being contemplated ,” he says , which includes development north of Elkhorn Boulevard .
Industrial development is also expanding into Yolo County , where Deacon Construction is in the final stages of completing a pair of buildings totaling 366,340 square feet in one of the few remaining sites for development in the Southport Industrial Park in West Sacramento . Known as the LogistiCenter , the project is designed for heavy industrial and manufacturing use .
Health Care Racing To Meet Seismic Safety Standards There are many health care projects on the drawing board , prompted by providers wanting to decentralize care and by new earthquake readiness standards designed to keep hospitals open after earthquakes that are set to take effect statewide in 2030 . Adam Holguin , business development director for McCarthy Building Companies , says that “ we are rushing to get towers built by then .”
The region ’ s largest project , the 14-story , 1-million-square-foot California Tower at the UC Davis Medical Center , is in the earliest stages of design / build . “ We ’ re doing a lot of demolition and underground work to make the site ready ,” Holguin says . “ Phase Three is the actual construction and we expect to go vertical in late ’ 25 or early ’ 26 .”
